Caldwell Becomes Largest LEED Platinum Certified Multi-Family Project in New England


LYNN, MA – Procopio Companies announced that its luxury mixed-use residential property Caldwell has obtained LEED Platinum certification by the U.S. Green building council for its efforts in sustainable design.

Caldwell is located at 34 Munroe Street in Lynn, MA and has 10 floors covering 228,000 square feet; with this certification, Caldwell becomes the only LEED Platinum certified building in Lynn and is the largest LEED Platinum multi-family project in New England.

The Procopio Companies prioritized holistic, eco-friendly design in Caldwell from the start, with high-quality materials and unmatched durability characteristics that were aimed at setting a new standard of sustainability at Lynn, an arts and culture center just in north of Boston and one of the six gateway cities of Massachusetts. Throughout the design process, The Procopio Companies worked with DMS design that the design architecture and Cube3 for interior design to analyze materials through the prism of sustainability to create an extraordinary living space that does as much for the environment as for its residents. Dellbrook | JKS, the construction company for the project, was also involved throughout the process, helping with site visits and testing.

Caldwell is made from 100% carefully selected, non-tropical wood, reclaimed or certified by the Forest Stewardship Council. The building is built for the well-being of residents with an individual ventilation system that provides continuous fresh air, as well as very low-emission paint, flooring, wood and insulation. With six charging stations for electric cars, an energy-saving automatic parking system, intelligent thermostats inside the building, solar energy production, optimized fresh air filtration systems and vegetable gardens on the the roof, every detail of the building has been designed for something bigger, even the property management team’s business cards are printed on paper made from wind power.

LEED (Leadership in Energy and Environmental Design) is the most widely used green building rating system in the world. LEED is available for all types of buildings and provides a framework for healthy, highly efficient and economical green buildings. In the United States alone, buildings account for almost 40% of national CO2 emissions, but LEED-certified buildings emit 34% less CO2, use 25% less energy and 11% less water, and diverted more than 80 million tonnes of waste. landfills. Caldwell’s certification marks The Procopio Companies’ very first LEED-certified building and is a testament to Procopio’s continued drive to innovate and deliver green, sustainable buildings throughout New England.

Caldwell has enjoyed great success since opening in early 2021, with over 75% of units currently rented. The property offers studio, one and two bedroom homes with incredible views of downtown Lynn and the Atlantic Ocean. Caldwell’s facilities include numerous collaborative workspaces, pet spa facilities, a fitness center with a climbing wall, a wine bar and an 8,000 square foot activated rooftop terrace with a swimming pool, lounge and turf areas.
